What's Inspected During A Home Inspection

Foundations, Basements, and Under-floor Areas: Support components, ventilation, access location, wood/soil separation, drainage systems, anchoring.
Exteriors: Surface grade, hardscaping, drainage, wall cladding, veneers, flashing, trim, eaves, soffits and fascias. Sampling of doors and windows. Attached decks, porches , balconies, stairs, columns, walkways, guardrails, and handrails.
Electrical Systems:Service conductors and equipment. Panels and overcurrent devices. Service and equipment grounding. Wiring types and methods. Sampling of switches, receptacles and light fixtures. Ground Fault Circuit Interrupters.
Roof Coverings: Materials, flashings, vents, skylights
Plumbing Systems: Supply, waste and vent piping, Fixtures, faucets, and drains. Water heating equipment and safety. Functional flow and drainage. Gas piping and connections. Cross connections.
Heating Systems and Central Cooling Systems: Equipment and operation using normal user controls. Venting systems. Combustion and ventilating air. Energy source and connections. Distribution systems including a sampling of ducting, duct insulation, outlets, radiators, piping systems and valves. Condensate drains.
Garage: Floor, firewall, ventilation, doors, and openers
Attic Areas and Roof Framing:Framing and sheathing, access location, insulation, ventilation.
Building Interior:Walls, ceilings and floors. Security bars, ventilation and a sampling of doors and windows. Stairs , handrails, and guardrails. Installed cabinets and countertops. Safety glazing
Fireplaces and Chimneys: Chimneys, flues, dampers. fireboxes, hearth extensions.
Kitchen: sinks, dishwasher, disposal, cook-tops, ovens, exhaust systems, outlets
Manufactured Homes: Inspection performed in accordance with guidelines of the California Real Estate Inspection Association (CREIA), support system, utilities connections.
